Scope
This declaration is made each time a listing is submitted or resubmitted on the 3nwan platform, by the professional user ticking the listing compliance checkbox (the "Declarant"), personally and on behalf of the Declarant's agency. It forms part of the Terms of Service — Professionals.
Declaration
1. Accuracy. The Declarant declares that all information in the listing — including the advertised price, property type, size, number of rooms, location, availability, features, photographs, and description — is true, accurate, and current at the time of submission, and is not misleading by statement or omission.
2. Advertising compliance. The Declarant declares that the advertisement complies with the advertising requirements of the Dubai Land Department (DLD) and the Real Estate Regulatory Agency (RERA) and of any other competent authority, including that a valid advertising permit (Trakheesi) covering this specific advertisement has been obtained, that the permit details provided to the platform are correct, and that the advertisement remains within the scope and validity period of that permit.
3. Maintenance. The Declarant undertakes to keep the listing accurate for as long as it is published — including updating or withdrawing it promptly when the property is sold, rented, or withdrawn, when its advertised terms change, or when the advertising permit expires or is revoked.
Acknowledgment
The Declarant acknowledges that the platform relies on this declaration in publishing the listing; that a false or breached declaration may result in removal or suspension of the listing, restriction, suspension, or termination of the Declarant's and/or the agency's account, forfeiture of related promotional placements, and permanent exclusion in serious cases; and that conduct breaching DLD/RERA advertising requirements may be reported to the competent authorities.
Record of acceptance
Each acceptance of this declaration is recorded against the specific listing, together with the accepting account, the agency, the version of this declaration, the acceptance time (UTC), and the network address used. The current version of this declaration applies to each new submission; previously published listings are asked to declare at their next edit or resubmission.

Document Authenticity Declaration

Scope
This declaration is made each time a listing is submitted or resubmitted on the 3nwan platform, by the professional user ticking the document authenticity checkbox (the "Declarant"), personally and on behalf of the Declarant's agency. It covers every document uploaded in support of the listing — including the title deed, the advertising permit, any owner authorization, and any other supporting document — and forms part of the Terms of Service — Professionals.
Declaration
1. Authenticity. The Declarant declares that every uploaded document is a true, complete, and unaltered copy of a genuine original; that no document has been fabricated, edited, or manipulated in any way; and that each document relates to the specific property advertised in this listing.
2. Owner consent. The Declarant declares that the property owner (or a person lawfully entitled to act for the owner) has consented to the marketing of this property by the Declarant's agency, that this consent is current and has not been withdrawn, and that evidence of it can be produced to the platform on request.
3. Entitlement. The Declarant declares that they are lawfully entitled to hold and submit the uploaded documents for the purpose of listing verification.
Acknowledgment
The Declarant acknowledges that responsibility for the authenticity of submitted documents remains at all times with the Declarant and the agency. The platform verifies documents where it can — including automated reading of title deeds, permit QR-code checks, duplicate-deed detection, and cross-checks against official registry data — but such verification is an integrity measure, not a substitute for this declaration, and does not transfer responsibility to the platform.
The Declarant further acknowledges that submitting a forged, altered, or unauthorized document may result in immediate removal of the listing, suspension or termination of the Declarant's and/or the agency's account, permanent exclusion of the responsible credentials from the platform, and reporting to the competent authorities.
Handling and record of acceptance
Uploaded verification documents are used only for internal listing verification, are stored in a restricted document registry, and are never shown publicly. Each acceptance of this declaration is recorded against the specific listing, together with the accepting account, the agency, the version of this declaration, the acceptance time (UTC), and the network address used.
